Elegant, sophisticated and recently refurbished, Morocco House is a luxurious, four storey town house perched above the River Dart in the pretty south Devon village of Kingswear, just a ferry ride away from the colourful, nautical capital of Dartmouth. Sleeping six in the greatest comfort, Morocco House is quite simply perfect for a holiday on this beautiful stretch of Devon coast. Morocco House is reached via a flight of 20 steps that lead from the house down to the famous passenger ferry that transports visitors across the river to the quaint cobbled streets of Dartmouth. 

Your Hosts

Kit, a Kiwi, came to the UK in his mid 20s. Having taught for 4 or so years at a well known London prep school, he joined his parents in setting up and running Langshott Manor, a well-known hotel in Sussex. Kit came down to Kingswear in 1997 where they set up Nonsuch House – it quickly became well known. Meeting up with Penny, who had come to live in Kingswear having completed a leg of a round the world yacht race, they got married in 2003. She did not have to change her surname! Penny continued working as a Practice Manager of a firm of solicitors until 2006 when she joined Kit in running Nonsuch House full time. Morocco House is their latest venture, a luxurious holiday cottage on the edge of the Dart Estuary.

  • Effortlessly stylish, this tasteful and elegant coastal home decorated in fashionable chalky white and muted hues, oozes simple sophistication 
  • Decorated in soft, muted tones of blue, an open plan interior on the ground floor will appeal to friends and families and the open plan kitchen is perfect for preparing delicious meals sourced from local suppliers
  • Gather round the fire on cooler evenings and let the hypnotic flames of the sleek log burner melt away the stresses of day to day living 
  • Arranged over 3 floors, each of the beautifully appointed bedrooms has a luxurious beds with soft white linens and wonderful views across the river 
  • Whilst the master bedroom benefits from an en-suite shower room,  a family bathroom can be found on the second floor - soft white bathrobes, fluffy towels and luxury toiletries are all provided for your stay
  • A useful wet/cloak room on the ground floor is great for showering off any muddy paws (yes, a very dog friendly house) or sandy toes 
  • Take your drinks into the garden and while away the hours watching the comings and goings of yachts and super yachts on the river below
  • Light up a barbecue and feast on the seafood delicacies from the fishermen below


Food and Drink

Inhouse cuisine: Morocco House is a self-catering property. A small welcome hamper will be prepared for your arrival.

Eating out: A gastronomic heaven for foodies where an array of eateries are on the doorstep. Choose between cafes & bistro's to fine dining restaurants and not to mention award winning fish n'chips best enjoyed sitting on the embankment whilst you soak up atmosphere of this nautical destination. It is essential to book restaurants ahead of time, particularly at the weekend in the summer months.

Situated in one of the most beautiful parts of Devon and in an Area of Outstanding Natural Beauty, Morocco House offers breathtaking views over the Dart estuary and its bustling maritime activity. Whilst the delights of Dartmouth are only a short ferry ride away, there are also some outstanding walks to be had straight from Nonsuch House - the South West Coast path is on the doorstep and Dartmoor is close by. With the river Dart and the sea beneath the terrace, sailing, canoeing, sea fishing or a more leisurely picnic trip up the river to Totnes are just a few of the delights to be enjoyed during a stay at Morocco House.


  • Kingswear sits on the Dart estuary opposite Dartmouth, a coastal town with a rich maritime history. With its brightly painted houses, Kingswear has a lively Mediterranean feel, with three great pubs, a village store and a post office
  • Relax on the terrace and watch the comings and goings on the river. With one of the biggest marinas in Devon, there is no shortage of beautiful yachts to admire
  • Renowned for its fine food, Dartmouth offers a huge array of restaurants, cafes and bistros - most using local produce, particularly the local catch of the day
  • Take a leisurely walk to the nearby National Trust houses - Agatha Christie's former home at Greenaway and the original home of D'Oyly Carte opera at Coleton Fishacre
  • Meander around Dartmouth’s narrow streets and explore the numerous intriguing medieval buildings such as The Butterwalk, a timber framed arcade built in the early 1600s
  • Enjoy award winning Blue Flag beaches or take an exhilarating speed boat ride out to sea or the more relaxing water taxi to a riverside pub
  • Take a trip to Dartmouth Castle or hop on a ferry cruise that will take you up river to the picture perfect village of Dittisham
  • With breathtaking views, picturesque villages, coastal walks and historic houses, it is no wonder that some people consider Dartmouth to be one of the best towns to visit in England

By car: Driving from central London 4-5 hours depending on time of day and driving conditions
By train: From London Paddington to Totnes Station in approx 3 hours. Taxi from Totnes that takes about 20 minutes (cost about £25). There is a local car hire company a few minutes from Totnes Station
By air: To either Exeter or Bristol airport. A car hire will be needed from either of these airports. The drive to Kingswear will take about 2 hours from Bristol and 1 hour from Exeter
